Should you charge per pane or per window?

Per pane if your houses vary, per window if they don’t. The two units aren’t interchangeable. HomeGuide’s US range is $8–$16 per window, inside and out, while Squeegee Guys charges $12.50 per pane for the same two sides. Count a double-hung as two panes and that’s $25 a window. Check which unit a competitor means before you match their price.

Per-pane pricing is fairer on houses full of divided-lite windows but harder to quote over the phone. Per-window pricing sells faster and loses money on grids. One middle path is per window with a surcharge for French panes. Whatever you pick, put the counting rule in one sentence on the quote so the customer counts the way you do.

How much more for high windows?

HomeGuide lists windows above the second floor at $10–$40 each, against $8–$16 for a standard window inside and out, so the top of the high-window band is 2.5 times the top of the standard one. Price by how you reach the glass: ground level and water-fed pole work at your base rate, ladder work above it, and lift or roof access quoted on site.

The house that catches people out is the walkout. From the street it’s one story; from the back yard the main floor is a second story and the bedrooms above are a third. Walk all four sides before you quote, and price each side of the house by its height, not by what the front looks like.

What’s a fair minimum for a window cleaning visit?

Squeegee Guys sets a $149 minimum. At its $7.50 outside rate, that’s about 20 panes before the per-pane price takes over; at $12.50 for both sides, about 12. Below that, the drive, the setup and the buckets cost you the same as a full house. Set your minimum from your own short visit and quote small jobs at it without apology.

Example: 24 exterior panes with screens

24 panes cost you $4 each in time and supplies ($96), plus $24 for the drive and washing the screens: $120. At a 30% margin, $120 ÷ 0.70 = $171.43, about $7.14 a pane. That is just under Squeegee Guys’ $7.50 outside rate and clear of its $149 minimum.

If your costs are complete, $7.50 a pane is the market rate here: 24 panes come to $180, which leaves you $60, a third of the price.

Frequently asked questions

What should I charge for screens and tracks?

HomeGuide lists screen washing at $2–$5 a screen; say on the quote if your price includes taking the screens out and refitting them. Tracks and sills are slower, gritty work; price them per window as an add-on, not inside the glass rate. On a first clean, look at the tracks before you quote, since years of dirt and dead bugs can take longer than the glass itself.

Should the first window clean cost more than repeat visits?

Yes. A first clean deals with built-up grime, paint specks, sticker residue and dirty frames; the next one, a season later, is mostly a scrub and a squeegee. Price the first visit higher and the maintenance visits at your regular rate, instead of discounting a recurring plan from day one. The customer sees the reward for staying on the schedule.

Do I charge extra for hard water stains?

Yes, and quote it separately after a test spot. Mineral deposits from sprinklers need a restoration product and much more time per pane than cleaning, and the worst ones have etched the glass and won’t come out at all. Say that before you start, and price restoration per pane on its own line.
