How to price window cleaning per pane, per window and per house

Price by the pane or the window, then set a visit minimum. Small companies’ own price lists put a pane cleaned inside and out at a median $8 and a whole window at $12, with a median visit minimum of $197. Angi’s October 2026 guide agrees: $8–$16 a window for both sides, $4–$8 for one.

Should you charge per pane or per window?

Per pane if your area has divided-light and French windows; per window if most homes have plain double-hungs. A double-hung window has two panes, so $8 a pane and $12 a window land in about the same place. Write the counting rule on the quote: Master’s Window & Gutter Cleaning counts a slider-size pane as two, and I&J Services counts a sliding door as two windows and a bay as three.

Small French and divided-light panes need their own rate. Lookout Window Cleaners in San Diego County charges $2.50 per true French pane, and Master’s charges $1.10–$3 per small pane depending on the package and floor, against $7.50–$12 for a full pane.

How much more is inside and out than outside only?

Adding the inside costs a median 50% more across 15 companies that publish both, so a $5 outside-only pane becomes about $8. The outside is the dearer side on its own: Go Clear Windows in Davis County, Utah, charges $4.50 for inside only and $8 for outside only, and UT Window Cleaners $3 and $4.

The inside is quicker glass but slower setup: moving furniture and blinds, drop cloths, someone home to let you in. Quote it as an option beside outside only and let the customer choose.

What should screens, tracks and sills cost?

Screens run a median $3 each across 12 companies, from $1–$2 at Florida Keys Window Cleaning to $6–$10 at Husser Window and Gutter Cleaning in Seattle. Tracks run from $1 (United Window Cleaning, Fort Collins) to $6–$10 (Husser), and UT Window Cleaners charges $6 per track or sill.

Many companies fold sills and exposed tracks into the inside-and-out price and charge only for detail work: VIP Window Cleaning includes tracks and sills, and A Perfect View and HoneyBee include screens too. Decide which you do and say so, because customers compare an $8 pane with screens included against a $5 pane without.

What minimum should a window cleaner charge?

The median visit minimum is $197 across 10 companies, and six of them sit at $195–$200: Husser, Clear Light, Applewood, Top Down, A Perfect View and Master’s. United Window Cleaning is lowest at $95; Miami Clean Squad and Go Clear Windows set $150.

At $8 a pane inside and out, a $200 minimum covers about 25 panes, a small single-story house. Below that, show the minimum as the visit price rather than footage times rate.

How do second stories and hard water change the price?

Second-floor glass costs more everywhere it is priced separately. Master’s charges $9 a pane outside on the second floor against $6 on the first, Top Down in Milwaukee $11–$20 a side against $8–$15, and Neon in Las Vegas $10–$12 for third-story panes against $7–$9. HomeGuide’s January 2026 band for windows above the second floor is $10–$40 a window.

Hard water and construction residue are restoration, not cleaning. Costa 1 Cleaning in New Jersey adds $4–$8 a window for a hard-water polish, Miami Clean Squad quotes it per pane after seeing the glass, and Husser doubles the base price for post-construction debris.

How do you set a window cleaning rate from your costs?

Time yourself on a known house: how many panes an hour, inside and out. Divide what an hour costs you (your pay, fuel, insurance, supplies, the drive) by that number for a cost per pane, then divide by one minus your margin for the price.

Check the result against the published range before you print it. If you land well under $7.50 a pane, an hour or a drive is missing from your costs.

Three worked prices

Each price multiplies a counted house by a published rate, then applies that company’s minimum where it is higher.

A small single-story house, inside and out. 24 panes at Applewood Exterior’s $8 inside-and-out rate, with its $200 minimum.

Panes, inside and out: 24 panes × $8 = $192.

Apply the $200 minimum instead of $192. Example total: $200. Rate source: Applewood Exterior: window cleaning prices, northeast Connecticut, checked 2026-10-15.

A two-story house priced by the window. 30 double-hung windows at Varner Window Cleaning’s $12 inside-and-out rate.

Double-hung windows, inside and out: 30 windows × $12 = $360.

Example total: $360. Rate source: Varner Window Cleaning: Charlotte prices, checked 2026-10-15.

Outside only with screens. 40 first-floor panes at Master’s $6 Bronze rate, which includes screens, against its $199 minimum.

Panes, outside, screens included: 40 panes × $6 = $240.

Example total: $240. Rate source: Master’s Window & Gutter Cleaning: Carmichael, California packages, checked 2026-10-15.

Frequently asked questions

How many panes does a typical house have?

Johnny Tsunami in Kitsap County counts about 8–14 panes for a 1,000–1,800 sq ft home, 14–26 for 1,800–3,000 and 24–50 for 3,000–5,000. HoneyBee Window Cleaning prices about 20 windows for a ranch and 32 for a typical two-story.

How do I charge for sliding glass doors?

As a set or as two windows. Varner Window Cleaning charges $14 a set outside and $24 inside and out; VIP Window Cleaning counts a slider as two windows at $5 a side each.

What should skylights cost?

Clear Light Window Washing charges $25 inside and out and $15 outside only, I&J Services from $30, and Costa 1 Cleaning $25–$60. Access from the roof or a tall ladder sets where in that range a skylight lands.

Should I offer a whole-house price?

It is easier to accept and easier to get wrong. AZ Window Cleaners prices a single-story under 2,000 sq ft at $325 inside and out, and L.A. McMahon charges $210 for 19–26 windows. Keep a pane count behind every flat price so you can explain it.
