Which area should you measure for pressure washing?

Measure the surface you will actually clean. A driveway rectangle uses length multiplied by width; add other shapes separately. A house’s floor area is not its siding area, and a fence has separate faces. Write the measured surface in the quote so a square-foot price has a clear meaning.

Walk the edges and identify steps, drains, furniture, vehicles and places where runoff must be managed. Record whether the customer will clear the area and provide water. A small rear patio reached through a narrow gate can take longer than a larger open driveway. Include that setup in the price you present.

For a whole house, Angi’s October 2026 range is $213–$449; HomeGuide’s April 2024 table gives $170–$360. Those are job totals. Measure and price the surface you will wash instead of multiplying either total by the home’s floor area.

What makes a washing job cost more?

Surface material and condition set the scope. Ordinary dirt on sound concrete is different from oil staining, rust marks, delicate siding or painted wood. Name the cleaning method appropriate to the surface and describe any stain treatment you are including. Do not promise that cleaning will repair etching, worn coatings or damaged concrete.

Allow for protecting nearby belongings, moving hoses, applying and removing products, cleanup and packing away. Quote sealing, re-sanding pavers, gutter clearing and paint removal as separate work when offered. High walls, restricted water access, distance and parking can change your time even when the measured area stays the same.

What minimum should you use for a small driveway or patio?

Apply the disclosed visit minimum when it is higher than the measured-area price. Dirt Busters in Salt Lake County lists $0.25 per square foot for hard surfaces with a $200 minimum; Squeegee Guys in Corona lists the same area rate with a $100 minimum. Price travel, setup and cleanup before choosing yours.

How do you price soft washing, stain treatment and sealing?

Identify the surface and method first. House siding, a wood deck and concrete flatwork need their own scope. Include the treatment you plan to perform, and quote sealing or paver re-sanding separately when offered. Describe cleaning separately from repair: worn coatings and etched concrete can remain after the agreed wash.

How do you compare published pressure washing prices?

Use a rate for the same surface and scope. HomeGuide’s driveway figures, Dirt Busters’ hard-surface card and Squeegee Guys’ Corona flatwork rate are useful comparisons, but their minimums and tax wording differ. The HomeGuide article was published in 2024 and checked again for this guide; the local cards were checked on the date shown below.

Compare the final scope and total. A low per-foot rate with a larger minimum can cost more on a small job. A bundled service may include setup once, while separate visits each need travel and preparation. Keep each provider’s surface, minimum and tax treatment beside its rate.

How do you build your own washing rate from costs?

Count your paid time from loading through cleanup, plus detergent, fuel, equipment wear, travel and overhead. Include time spent quoting and scheduling in your overhead allocation. Add your own pay as a cost when working alone. Divide the complete cost by one minus the margin you want to keep.

A published selling rate already contains the provider’s allowance for cost and profit. Do not take that rate and silently add another margin to it. Use the calculator either to check a selling-rate quote or to build a price from your costs. Compare the result with your actual time after the job.

How do you follow up on a pressure washing quote?

Name the areas and finished service: “The quote covers the driveway and front path, including preparation and cleanup. The patio is listed separately. Would you like to book the driveway and path for the next available visit?” If the customer changes the area, revise the measured quantity and total before acceptance.

Three worked prices

Multiply the measured surface by its published rate. Apply the visit minimum when it exceeds the area price; Dirt Busters’ rates include applicable tax.

A driveway measured at 800 square feet. Sound concrete with normal access at $0.30 per sq ft, inside HomeGuide’s $0.25–$0.35 driveway range.

Driveway cleaning: 800 square feet × $0.30 = $240.

Example total: $240. Rate source: HomeGuide: pressure washing prices, checked 2026-10-15.

A driveway and connected path. 1,100 sq ft of driveway and 150 sq ft of path on one visit, at Dirt Busters’ published $0.25 hard-surface rate.

Driveway: 1,100 square feet × $0.25 = $275.

Connected path: 150 square feet × $0.25 = $37.50.

Example total: $312.50. Rate source: Dirt Busters: published pressure washing price card, checked 2026-10-15.

A small patio with a visit minimum. A 300 sq ft patio at Dirt Busters’ $0.25 hard-surface rate, with its $200 service minimum.

Concrete patio: 300 square feet × $0.25 = $75.

Apply the $200 minimum instead of $75. Example total: $200. Rate source: Dirt Busters: published pressure washing price card, checked 2026-10-15.

Frequently asked questions

Should I charge pressure washing by the hour or square foot?

A measured surface with a clear scope suits a fixed quote based on square feet. Keep an internal time estimate to protect your margin. Hourly work can suit uncertain cleanup, but agree what time counts and how the customer approves more work.

Is a driveway rate suitable for washing a house?

Use a separate scope for siding. Height, material, openings and the cleaning method change the work, and floor area is not wall area. A driveway rate does not automatically cover house washing.

Do I charge more for oil stains?

Price any extra treatment you plan to perform and explain its limits before acceptance. Cleaning a stain does not guarantee that a permanent mark disappears. Avoid a surprise charge after the standard wash is finished.

How do minimum charges work on small patios?

Calculate the measured work, then compare it with the visit minimum you disclosed. Charge the higher amount. Do not add the minimum on top of the measured work unless you explicitly quoted a separate fixed service fee.

Should water and electricity be included in the estimate?

State whether you need a working customer supply or will bring your own. Include any resulting equipment and setup cost in your quote. Confirm access before arrival so the accepted service can be completed.

Can I discount a driveway and patio booked together?

Yes, when shared travel and setup reduce your actual cost. Price the combined work and show its scope clearly. A combined visit still needs enough allowance for each surface, treatment and cleanup task.
