What drives the price of pressure washing?
The surface, its size and how dirty it is. Concrete, decks and fences are priced by the square foot: Dirt Busters charges $0.25 per square foot for hard surfaces and $0.05 more for decks and fences. A house wash is priced by the job, and Angi names the home's size, the number of stories and the siding material as what moves the total.
Measure flatwork as length times width: a 40 by 20 ft driveway is 800 sq ft. Oil spots, rust, tire marks and old sealer need pretreatment and extra passes, and some fade without coming out completely.
What should a house-washing quote include?
The sides and stories being washed, the siding material, the method and cleaning solution, rinsing the plants before and after, and cleanup. Siding and roofs are usually soft washed at low pressure with a cleaning solution; concrete takes higher pressure. Confirm who supplies the water and whether you need to move cars, grills and planters. Windows, gutters and the driveway are separate unless the quote names them.
Sealing, staining, painting and repairs are separate jobs from washing. A quote that just says “power wash house” leaves the method open, so ask what pressure and solution the crew will use on your siding, especially vinyl, painted wood or stucco. Point out loose trim, cracked boards and peeling paint before they start so the existing damage is on record.
How do driveway rates and minimum charges work?
Multiply the area by the rate, then compare that with the minimum; you pay whichever is higher. At Squeegee Guys' $0.25 per square foot and $100 minimum, a 300 sq ft patio works out to $75 and is billed at $100. With Dirt Busters' $200 minimum, anything under 800 sq ft of hard surface costs the minimum.

What should I ask before booking a pressure wash?
Send this with photos: Please quote washing [the driveway, about 40 by 20 ft; the front walk; the back patio; the two-story siding]. The photos show [oil stains, green algae on the north side]. Which stains will the normal wash remove, and which need extra treatment? What is your minimum, do you need my outside faucet, and is tax in the total?
Ask the crew to price any extra work, like a second pass on oil stains, before doing it, and keep the list of surfaces on the booking confirmation.
Frequently asked questions
Does driveway cleaning include sealing?
Only if the quote says so. Sealing is its own job with its own materials, done once the concrete has dried. Ask for it as a separate line if you want both.
Will pressure washing damage my siding or plants?
It can, if the pressure is too high for the material or the cleaning solution sits on plants. Ask what pressure and solution the crew uses on your siding, and whether they wet the plants first and rinse them after.
Do I need to be home for pressure washing?
Not for outside work, if the crew can reach an outside faucet and the gates are unlocked. Close the windows, move cars off the driveway and bring in doormats and anything else on the porch.
