How were these house cleaning prices collected?

We read the price pages of 29 house cleaning companies in 17 states on October 15, 2026, from Brooklyn and Pittsburgh to Sarasota, Phoenix and Seattle, and recorded each price as the company publishes it. A range counts at its midpoint and a “from” price at its starting figure. National booking brands, marketplaces and pages quoting area averages are left out.

To compare like with like, the table uses one home: 3 bedrooms and 2 bathrooms, the size most companies list. Some price by square footage instead (Lucy’s in Atlanta, Maid Cleaning Nashville, Greater Phoenix Cleaning) and some only by the hour; those appear in the full list and the hourly line rather than the 3/2 figures.

What does a standard clean cost for a 3 bed / 2 bath home?

The median is $205 across 9 companies, and the middle half charge $197–$225. Lisa’s Natural Home Cleaning in Atlanta is lowest at $135 for its regular clean after a first deep clean; Wexford Cleaning in Pittsburgh is highest at $290–$315 one-time, with every-other-week visits at $247–$268.

These prices assume a home that is kept up. Robins Nest in Connecticut starts every new client with a Home Reset (deep clean) and charges its $225 standard price from the second visit, and Blue Cleaning White in Sarasota sends homes not cleaned in 60 days to a deep clean first. Quote a new customer’s first visit as a deep clean unless you have seen the house.

How much more does a deep clean cost?

Companies that publish both charge a median 68% more for a deep clean of the same 3/2 home, across 7 price lists, and the middle half add 66%–76%. The deep-clean median is $375. The extra is time on what a standard visit skips: baseboards, blinds, fans, grout and, at some companies, appliance and cabinet interiors.

Check which interiors are in. Simply Spotless DFW’s deep clean adds inside cabinets and appliance interiors, Green Hands in Queens includes the oven and fridge, and DM House Cleaning in New Jersey includes baseboards but not appliance or cabinet interiors. Say which on your quote; it is the first thing a customer compares.

What does a move-out clean cost?

The median move-out clean for a 3 bed / 2 bath home is $450 across 7 companies, and companies that publish both prices charge a median 106% more than their standard clean. Move-out roughly doubles it: Simply Spotless goes from $225 to $450 and Green Hands from $205 to $410.

The doubling comes from an empty house: inside every cabinet, drawer and closet, the oven and fridge, and often interior windows and a garage sweep. NW Maids, Robins Nest, LemonMaid and Gmaids all put appliance or cabinet interiors in the move price. Price the empty-house checklist, and say whether walls, windows and the garage are in it.

What do house cleaners charge per hour?

Companies that bill by the hour charge a median $58 per cleaner-hour across 10 price lists, with the middle half at $51–$68. Diamond Maids in Brooklyn is lowest at $42 per maid for custom jobs; Wexford Cleaning and MagiClean Seattle are highest at $75.

An hourly rate is per cleaner, so a team of two for three hours is six cleaner-hours. Hourly billing suits deep and move cleans where the condition is unknown: MagiClean bills those by the hour with an estimate up front and moves recurring customers to a flat rate. Comforts Cleaning in Chula Vista sets a three-hour minimum, Charlotte Personal Assistant Services two hours.

What minimum do cleaning companies set, and do regulars pay less?

4 companies state a minimum visit price: $95 at Glance Cleaning Services in Dallas, $120 at DM House Cleaning, $150 for weekly service at The Valley Clean Team in Nashville and $200 for one-time cleans at MagiClean Seattle. Hourly companies set their floor in hours instead, two or three per visit.

Regulars pay less per visit. Wexford Cleaning and Nelson Maid take about 15% off a 3-bedroom clean booked every other week, Diamond Maids about 4%, and Portland Cleaning Services says up to 15%. DM House Cleaning lowers the price as visits get more frequent without quoting a percentage. Charge the first visit in full; the discount is for a house that stays easy.

How should you use these numbers to set your own price?

Price the home you are standing in, then check the result against the median for its size and clean type. If your standard 3/2 price is under $197, you are cheaper than about three quarters of these companies; count the cleaner-hours, supplies and drive time before you keep it there.

Then put the hours, your rate and your costs into the calculator on this page and send the result as a quote with the checklist attached.

Which price pages were left out?

Thirty-five more cleaning pages were read and not counted: sixteen quote what homes in an area typically pay rather than the company’s own prices, seven belong to national booking brands or templated pages whose business could not be confirmed, four are marketplaces or referral agencies, seven could not be loaded or show prices only inside a booking tool, and one publishes no prices.

Frequently asked questions

Why is one company’s deep clean cheaper than another’s standard clean?

Different checklists and markets. DS Cleaning in Sarasota lists a 3/2 deep clean at $250–$350 for a home in normal lived-in condition, while Wexford’s one-time standard clean in Pittsburgh is $290–$315 with a bathroom charge and size surcharge built in.

Should I charge by the hour or a flat rate?

Flat rates suit recurring homes you know; hourly suits a first deep clean or a move-out you have not seen. Most companies here publish flat rates by bedrooms or square feet and keep hourly for custom or messy jobs, as Diamond Maids does.

Do these prices include supplies?

Several say so: Green Hands and Charlotte Personal Assistant Services include products, and Blue Cleaning White charges no supply fee. Equipment varies: Green Hands asks customers to supply the vacuum and mop, and Simply Spotless asks homes with pets or smokers to supply the vacuum.

How current are these prices?

All were read on October 15, 2026. Diamond Maids’ rate page carries a September 2025 date, and Lisa’s Natural Home Cleaning calls its figures estimates that vary with size and time.
