Should you charge by the hour or by the clean?
Use hourly pricing when you and the customer cannot yet define the time needed, such as an unfamiliar first clean. Agree the priorities and an approved time limit. A fixed visit price works well once you know the home and checklist. Track the actual cleaner-hours behind that price so a tidy-looking house does not hide an unprofitable visit.
A cleaner-hour means one person working for one hour. If you bring a team, add each person’s time. Tell the customer whether your advertised hourly rate is per cleaner or for the whole team. That small label prevents a very large misunderstanding at payment time.
Angi’s September 2026 regular-cleaning range is $0.10–$0.20 per square foot, compared with HomeGuide’s April 2024 $0.10–$0.17. The overlap is useful for a first check; your task list and cleaner-hours decide whether that price works for the actual home.
How do regular, deep and move-out cleaning prices differ?
Separate the checklists before comparing the rates. Regular upkeep might cover reachable surfaces, floors, bathrooms and the kitchen exterior. A first deep clean can add built-up grease, detailed baseboards and more time around fixtures. A move-out clean may include empty cabinets and appliances, but only if those tasks are named.
Record bathrooms, occupants, pets, clutter and the condition of the kitchen. Square footage helps estimate the size, but a lightly used guest room and a heavily used bathroom take different effort. Quote interior ovens, refrigerators, cabinets and windows deliberately. Do not assume the phrase “deep clean” settles every one of them.
How should you price the first visit and repeat visits?
Use the first visit to establish a realistic time record. If it needs a reset before regular upkeep, quote that reset separately and describe what changes on later visits. A repeat price can reflect the maintained condition and less quoting time. It should still pay for travel, supplies and the work the customer expects each time.
When a visit is skipped, discuss the next clean’s condition before automatically applying the usual maintenance price. For an owner raising prices, use actual time and costs from comparable homes. Explain the new visit price and effective date plainly; a loyal customer should hear about it before the cleaner arrives.
How do you set a cleaning rate that covers your costs?
Add cleaner pay, employment costs where applicable, supplies, laundry, travel and your share of business overhead. Include the time you spend working in the home yourself. Divide the job cost by one minus your target margin. A published customer rate is a selling price, so it already includes that provider’s allowance for operating costs and profit.
The source table separates national guide ranges from Seattle and Dallas examples. MagiClean’s hourly deep clean and Kleen-It Maids’ room-based visit prices describe different offers. Use their stated checklists and minimums to understand the price, then use your own work records to set yours.
How do you turn cleaner pay into a selling rate?
BLS puts May 2024 mean employee pay for maids and housekeeping cleaners at $17.39 per hour. Your business rate must also cover payroll costs, supplies, travel, insurance, scheduling and time between homes. Count every cleaner’s paid hours before dividing total job cost by one minus your target margin.
Track the first few visits against the scope you sold. If kitchen grease or shower buildup takes longer than expected, adjust the first-clean allowance or the task list before promising the same recurring price.
How do you price appliance interiors and a move-out checklist?
Name oven, refrigerator and cabinet interiors individually instead of assuming “deep clean” includes them. A move-out quote should say whether the home is empty and whether those tasks, windows and debris removal are included. Estimate their cleaner-hours from the condition, then give the customer one accepted scope and total.
How do you follow up on a cleaning estimate?
Refer to the agreed checklist: “The quote covers the kitchen, bathrooms, reachable surfaces and floors. The first deep clean is separate from the recurring visit price. Does that checklist fit what you need?” If the customer changes rooms or adds an appliance interior, update the price before confirming the booking.
Three worked prices
Multiply the measured floor area or total cleaner-hours by the stated service rate. The regular-clean example uses Angi’s September 2026 band; the hourly and move-out examples use HomeGuide’s April 2024 bands.
A regular clean priced by area. 1,500 square feet with an agreed maintenance checklist at $0.16 per square foot, inside Angi’s regular-cleaning band.
Regular house cleaning: 1,500 square feet × $0.16 = $240.
Example total: $240. Rate source: Angi: house cleaning prices by floor area, checked 2026-10-15.
A detailed first visit priced by cleaner-hours. Six cleaner-hours for the agreed reset tasks at $60 per cleaner-hour, inside HomeGuide’s $25–$75 band. Tell the customer which rooms come first if the allowance runs out.
First-visit cleaning allowance: 6 cleaner-hours × $60 = $360.
Example total: $360. Rate source: HomeGuide: house cleaning prices, checked 2026-10-15.
An empty-home move-out clean. 1,800 sq ft at $0.25 per sq ft, inside HomeGuide’s $0.22–$0.33 move-out band, with cabinets and appliance interiors included.
Empty-home move-out cleaning: 1,800 square feet × $0.25 = $450.
Example total: $450. Rate source: HomeGuide: house cleaning prices, checked 2026-10-15.
Frequently asked questions
How do I quote a home with pets?
Ask about hair, litter areas and the rooms the pets use. Allow time for that condition in the checklist instead of adding an unexplained pet fee. Arrange safe access while the home is being cleaned.
What if clutter stops us reaching the surfaces?
Agree whether tidying is included. If it is not, ask the customer to clear the work surfaces before arrival and set priorities for anything still blocked. Sorting possessions can consume the allowance intended for cleaning.
Should I offer a lower price when the customer supplies products?
Subtract only the supply cost you actually avoid. Travel and cleaner time remain. Confirm the products are appropriate for the surfaces and that the needed items will be available at each visit.
How do I charge for a last-minute holiday clean?
Price the actual checklist and staffing needed for that date. Hosting preparation may mean guest bathrooms, the kitchen and visible rooms rather than a full deep clean. State any special booking charge before acceptance; there is no universal holiday multiplier in these sources.
Can I guarantee the tenant gets the security deposit back?
Describe the cleaning tasks you will complete and provide a completion record. The landlord may also assess damage, rent or other tenancy issues. Keep the promise tied to the work you control.
When should I revise a regular customer’s rate?
Review it when the scope, frequency or actual time changes, or when your costs require a new price. Give advance notice with the new visit amount and start date. Keep the conversation about the service they receive.
