House cleaning cost estimator

Kleen-It Maids in Dallas charges $130–$200 a visit to clean a three-bedroom, two-bath home every two weeks, and $160–$240 for the same clean booked once (checked October 2026). Price every visit from cleaner-hours, counting each person on the team: three cleaners on site for two hours is six hours of labor, not two. Quote the first clean on its own, because a home that hasn’t been kept up takes longer than the upkeep visits that follow.

Price a cleaning visit

Starting point: $0.14 per sq ft. Regular clean (US guide): $0.10–$0.17 per square foot. Our midpoint of that range, rounded to cents. Routine cleaning of floors, bathrooms, kitchen surfaces and reachable dusting areas. HomeGuide: house cleaning prices, checked 2026-10-15.

Extras, travel and minimum

The result is per visit. Cleaner-hours means people × hours, so two cleaners for two hours is four cleaner-hours. Use a rate for the selected frequency.

Should you charge by the hour, the room or the square foot?

Charge by the hour for a first clean or a home you haven’t seen, and by the visit once you know it. Square footage makes a fair first guess for upkeep (HomeGuide: $0.10–$0.17 a foot), but it misses what eats the time: bathrooms, a busy kitchen, pets and clutter. A large home with one bathroom can clean faster than a small one with three.

Hourly protects you on an unknown home, but the customer watches the clock and a fast cleaner earns less for working well. A flat visit price rewards speed and is easier to sell, as long as you know the hours behind it. So time the first clean, write down the cleaner-hours it actually took, and set the recurring flat price from that record rather than from the square footage.

How much should you discount weekly or biweekly cleaning?

Discount by the time the schedule saves you, not by a percentage picked to win the booking. Kleen-It Maids’ biweekly price sits $30–$40 under its one-time price for the same Dallas home. That difference is the work a maintained home doesn’t need: two weeks of dust and soap scum come off faster than months of it. Weekly homes stay cleaner still; monthly ones look more like a first clean.

Where recurring pricing goes wrong is the monthly customer billed at the biweekly rate, or the biweekly customer who skips two visits and still pays it. Put the frequency on the quote next to the price, and say up front that a skipped visit means the next one is billed at your one-time price. Customers accept that rule when they hear it at the start; they argue with it when they hear it at the door.

How much more should a deep clean cost than a regular clean?

Kleen-It Maids charges $260–$370 to deep clean the same three-bed, two-bath home, which is $100–$130 more than its one-time regular clean. HomeGuide’s per-foot ranges point the same way: $0.11–$0.30 for deep against $0.10–$0.17 for regular. Put the first visit on its own line as a deep clean, name what it adds (baseboards, door frames, built-up grease, inside the microwave), and show the lower recurring price beside it.

The usual mistake is quoting a deep clean at the recurring rate and hoping to make it back over the next few visits. The customer anchors on that first number, and the lost hours never come back. MagiClean in Seattle keeps the two apart: deep and move-out work at $75 per cleaner-hour, recurring service from $150 a visit, so the one-time job never borrows the upkeep price.

Example: a biweekly clean of a three-bed, two-bath home

Two cleaners spend two hours each: four cleaner-hours. If each hour costs you $22 in pay and payroll costs, labor is $88. Add $12 for supplies and $15 for the drive, and the visit costs you $115. At a 30% margin, $115 ÷ 0.70 = $164.29; call it $165. That sits inside Kleen-It Maids’ $130–$200 biweekly range for the same size home, and works out to $41.25 per cleaner-hour, inside HomeGuide’s $25–$75.

Frequently asked questions

What’s a fair minimum for a one-time house clean?

The price of the smallest job worth the drive, the setup and a slot in your day. MagiClean in Seattle uses a $200 minimum for one-time cleans. A studio that cleans quickly still needs the same travel and booking time as a bigger home, so on small jobs the minimum, not the hourly rate, decides whether the visit pays.

Should I charge extra for pets?

Charge for the time, not the animal. Hair on upholstery, stairs and baseboards, litter areas and nose prints on glass all add minutes you can see at the walkthrough. Build them into the visit price, or list pet-hair removal as a named add-on. An unexplained pet fee is the line customers ask you to drop.

How do I raise prices for long-time cleaning customers?

Tell them in writing before the cleaner arrives, with the new visit price and the date it starts. Keep the reason short and about the work or your costs. If the home now takes longer than when you first priced it, say so; that’s the easiest increase to accept. Small, regular increases land better than one big jump after years of none.
