How were these gutter cleaning prices collected?

We read the price pages of 20 gutter cleaning companies in 12 states, from Seattle to central Florida, on October 15, 2026, and recorded each price as the company publishes it. A published range counts at its midpoint and a “from” price at its starting figure. National cost guides and pages quoting market averages are left out; the seven pages we excluded are listed at the end with the reason.

Each line in the table is a median and a middle half (the 25th to 75th percentile), so one unusually cheap or expensive company moves it very little. Where fewer than five companies publish a price, the table shows the full range instead. Sixteen companies publish visit prices by story count, house size or both; three publish a rate per linear foot and one prices each side of the house.

What does a single-story gutter cleaning cost?

The median single-story visit across 10 companies is $172. The lowest published tier is $100 at Precision Seamless Gutters in the Denver area, for homes up to 1,200 above-ground sq ft with debris haul-off as a $10 extra; the highest is Denver Gutter Company at $350–$450. Same metro, four times the price: scope explains more of the spread than the city does.

Read the size cap before comparing. Property Refresh ($120), Shelter Guard ($169) and Renova Exteriors ($270) all price homes up to 1,800–2,000 sq ft, while HomeHavenNW starts at $225 for a straightforward single-story home. A capped price is the price for the small end of the street.

How much more do companies charge for a two-story house?

Companies that publish both prices charge a median 33% more for the second story, across 9 price lists; the middle half add 25%–50%. Renova Exteriors in Seattle adds the least, 11% ($270 to $300). Precision Seamless Gutters, Richmond Gutter Cleaners and Gutter Cleaning Columbus Ohio add 50%.

The premium appears whichever way a company prices: Pristine North goes from $1.00 to $1.25 a foot, Pressure Wash Boss from $75 to $100 a side. Every company here that publishes both charges more for the second story. None of them treats a two-story house as the same job with a taller ladder.

Do gutter companies charge by the foot or by the house?

Most price by the house: 16 of the 20 publish visit prices by story count, house size or both. Three publish a per-foot rate: Pristine North in the Twin Cities at $1.00, $1.25 and $1.50 a foot for one, two and three stories; Gutter Cleaning Columbus Ohio at $2, $3 and $4; Salva Home from $1.50. Pressure Wash Boss in Clermont, Florida, charges $75 a side for one story.

Visit tiers are easier for a customer to compare and quicker to quote from the curb. A per-foot rate protects you on long, chopped-up rooflines, and both per-foot companies in the Twin Cities still set a $150 visit minimum so a short run pays for the trip.

What minimum do gutter cleaning companies charge?

Three companies state a minimum: $150 at Pristine North and Salva Home, $350 at Denver Gutter Company. Two more open their price lists at $149–$150 (Gutters First in Columbus, Sparkle Service on Chicago’s North Shore), which works as a minimum in practice. About $150 is the common floor for a single visit.

Set yours from one stop’s real cost: the drive both ways, ladder setup, cleanup and the half hour even a small job takes. A detached garage or a 60-foot ranch should land on that minimum, not on footage times rate.

What do the published prices include?

About half the listings name downspout flushing or clearing. Sightline Exteriors in New Jersey and Gutter Cleaning Columbus Ohio say the debris leaves with them; Gutter Mule in central Florida bags it. The extras are where companies differ: Seattle ProWash includes a roof blow-off, Sparkle Service, Shelter Guard and Salva Home send photos, and Sightline lifts gutter guards as part of the clean.

Guards are the line to watch. Pristine North adds $0.50 a foot for guard handling, Property Refresh prices guard work separately and Denver Gutter Company says guards can add cost. Precision charges $10 to take the debris off the property. When you compare your price with theirs, compare the same scope.

How should you use these numbers to set your own price?

Use the median as a check, not a target. If your single-story price is under $153, you are cheaper than about three quarters of these companies; check that drive time, setup and haul-away are in it. If you are over $219, say on the quote what the customer gets for it: photos, every downspout flushed, guard work, a roof blow-off.

Then price a real house in the calculator on this page with your own costs and margin, and send it as a quote. The pricing guide covers per-foot rates, two-story work and minimums in more detail.

Which price pages were left out?

Frequently asked questions

Why use the median instead of the average?

One company at $400 pulls an average up more than a dozen ordinary prices do. The median is the middle company, so it describes a typical price card even when one card sits far from the rest.

Why are the lowest and highest prices both in Denver?

Precision’s $100 covers homes up to 1,200 above-ground sq ft at a low roof pitch, with $10 extra to haul debris. Denver Gutter Company’s $350–$450 is its basic single-story service with a $350 minimum. Different house sizes and scopes, same city.

How current are these prices?

Every page was read on October 15, 2026, and the date sits beside each source. We recheck the list each quarter and change the date only when a price changes.

What should I charge if I am just starting out?

Start near the median for the story count, then check it against your own costs: a solo owner with a truck and an extension ladder has different costs from a crew with a lift. Price three real houses in the calculator before you publish a number.

Why are three-story prices not in the table?

Only two companies publish one (Renova Exteriors at $390, Property Refresh at $200), too few for a median. Both are in the full list below.
