How much more should a two-story gutter clean cost?

Set your two-story rate 25%–50% above your single-story rate for the same footage; that is where the middle half of published price lists land. Renova Exteriors in Seattle adds the least, 11% ($270 to $300). Precision Seamless Gutters, Richmond Gutter Cleaners and Gutter Cleaning Columbus Ohio add 50%. No company in the set charges the same for both.

Per visit, published two-story prices run from $150 (Property Refresh near Chicago and Precision near Denver, both capped by house size) to $450–$600 at Denver Gutter Company. Most of that spread is house size and scope, so compare the square-foot cap and whether debris leaves the property before you compare the number.

Why does the second story take longer?

The ladder work changes, not the gutter. A two-story eave usually calls for a 28- or 32-foot extension ladder instead of a 20- or 24-footer, and every move along the house means lowering, walking and re-footing a heavier ladder. OSHA’s ladder rule puts the foot out about one quarter of the working length, so a 24-foot climb sets the base 6 feet from the wall, often in a flower bed.

If you walk the roof instead, OSHA wants the side rails 3 feet above the roof edge, which adds ladder again. Either way you clear fewer feet of gutter per hour, and a second person to foot the ladder or carry bags is a wage, not a favor. That time is what the premium pays for.

Should you price two-story gutters by the foot or by the house?

By the foot when rooflines on your route vary a lot; by the house when most homes are tract builds you can price from the curb. Pristine North in the Twin Cities charges $1.25 a foot for two stories with a $150 minimum. Gutter Mule in central Florida quotes $200–$275 for a typical two-story home and confirms the price by house size.

Per-foot pricing needs a measurement. Pace the eaves from the ground and add porch and garage runs: a 40 by 30 foot footprint is 140 feet of perimeter before the extras. Keep the number on the quote so the customer can see what the rate multiplies.

How do you price three stories, walkout basements and steep roofs?

Treat any eave at third-story height as three-story work, including the back of a two-story house with a walkout basement. Published three-story rates are few but consistent: Pristine North charges $1.50 a foot, Gutter Cleaning Columbus Ohio $4, Renova Exteriors $390 a visit, and HomeGuide’s band is $1.25–$2.50 a foot.

Put a taller back elevation on its own line: “60 ft at three-story height” reads fairly to a customer who has only looked at the front. Steep pitch is a separate step up; Precision Seamless Gutters publishes its tiers by roof pitch, and Denver Gutter Company names steep slopes as a reason its price rises.

Frequently asked questions

Is a split-level house a one-story or two-story price?

Price each run by its height. The low wing is single-story work and the high wing is two-story; a per-foot quote with two lines covers it and shows the customer why the total is what it is.

Do I need two people for two-story gutters?

No rule requires it. If you send a second person to foot the ladder and move bags, their hours belong in the two-story rate, not in your margin.

Should gutter guards cost more on a two-story house?

Guard work takes longer at any height, and at two stories each extra ladder move costs more time. Pristine North adds $0.50 a foot for guard handling; check that whatever you add covers your hours at height.

How do I explain a two-story price to the customer?

Name the work, not the house: “Front and sides at two-story height, 160 ft, every downspout flushed, debris hauled.” A height line explains the bigger total before the customer has to ask.
