Roofing price list template
Roofers who publish prices quote an installed price per square for a named shingle. Shepherd and Sons in Keller, Texas, lists architectural shingles at $450–$750 a square with ridge vent and valley flashing included, and replacement decking at $75–$110 a sheet, checked October 2026. Put the same pieces on yours: the square price by material, what it includes, the per-unit extras, and what you only price after an inspection.

| Published service | Price | Scope | Source and date |
|---|---|---|---|
| Replacement including removal; US calculator | $400–$900 per roofing square | 100 sq ft of roof per square; tear-off, materials and replacement labor included. | HomeGuide: roof replacement costs · Checked |
| Deck replacement allowance; Keller, Texas | $75–$110 per sheet | Only sheets actually required and approved. | Shepherd and Sons: Keller, Texas roof replacement · Checked |
HomeGuide’s range covers tear-off, materials and installation for each 100 sq ft of roof. Shepherd and Sons’ decking price is per sheet, on top of the square price.
Should a roofer publish prices at all?
Publish a per-square range, not a house price. No two roofs measure the same, but a range tells a homeowner the scale before you drive out, and it screens out people who wanted a patch for the cost of a new roof. Yarco Roofing in Huntsville does this, with a base of $400 a square for architectural shingle and pitch charges added on top.
The trade-off is the anchor. Homeowners remember the low number, so a range with no conditions sets up a fight when the measured roof comes in higher. Print the conditions beside it: one layer off, a walkable pitch, the shingle named, decking extra. A higher price then reads as a different roof, not a different roofer.
Which roofing extras belong on the price sheet?
The ones priced by a unit a homeowner can picture: decking per sheet, steep pitch per square (Yarco charges $55 a square more from 7/12 to 9/12), each extra layer of tear-off per square, and flashing around chimneys and skylights per item. Showing them up front turns the change order into a line the customer already read, not a surprise on the final bill.
What should you leave off a roofing price list?
Anything you can’t price without climbing up. Leak repairs, storm and insurance work, flat and low-slope sections, metal and tile, and structural fixes like sagging rafters all belong under “Quoted after inspection.” Listing them by name tells the customer you take that work. Leave off any price per square foot of house, too; it’s the wrong unit and invites the wrong comparison.
Frequently asked questions
Should my roofing price list show a price per square foot?
Put it beside the square price, because that’s what homeowners search for. Shepherd and Sons’ low end of $450 a square is $4.50 a square foot of roof. Spell out “of roof” rather than “of house”: a 2,000 sq ft home can carry more or less roof than that, depending on stories, pitch and overhangs.
How often should I update a roofing price list?
Every time your supplier changes shingle prices, and at least before each busy season. Date the sheet and print how long its prices hold. Shingle and underlayment prices change with every supplier notice, so an old sheet can be underwater on materials while the labor line still looks fine.
Should I list a price for roof repairs?
List a starting price for a repair visit with what it covers, such as the trip, a set amount of time on the roof and basic materials, and quote anything bigger after you’ve seen it. Repairs vary too much for a menu, but a starting price ends the call where someone expects a free fix.
