Why is roof area different from the home's square footage?

Roofers measure the sloped surface, eaves and overhangs included. A single-story house has more roof than floor because of the pitch and overhangs; a two-story house with the same floor area has much less roof, since the floors stack. Ask how the roof was measured, by tape on the roof or from an aerial measurement report, and get the number of squares in writing.

Roofers order extra shingles for cuts at valleys, hips and rakes. Ask whether the squares on the quote are the measured roof or the measured roof plus waste, so two quotes count the same thing. A steeper pitch adds area as well as labor, which is why the measurement matters more than the footprint.

What should a roof replacement quote include?

Tear-off to the deck and how many layers come off, the shingle brand and line, underlayment, drip edge, flashing at walls and chimneys, valleys, ventilation, the permit, a dumpster, haul-away and a magnet sweep for nails. Shepherd and Sons in Keller charges $450–$750 per roofing square with ridge vent and valley flashing included; ask your roofer to name the same items.

Decking is the plywood or OSB under the shingles, and nobody can see how much is rotten until the old roof is off. Shepherd and Sons charges $75–$110 per sheet for each sheet it replaces. Agree the per-sheet price in the contract, ask for photos of each bad sheet, and set how many they can replace before calling you.

How do tear-off and roof pitch change the price?

HomeGuide's replacement range already includes tear-off. Its tear-off figure of $100–$300 per roofing square is the part of that price spent removing the old roof, so don't add it again. Pitch adds labor: Yarco Roofing in Huntsville starts architectural shingles at $400 a square and adds $55 a square for a 7/12 to 9/12 roof.

On ten squares at that pitch, Yarco's base price and slope charge come to $4,550 before other project work. Before you set that beside another roofer's total, line up the pitch, the shingle line, the tear-off and the flashing in both quotes.

What should I ask before accepting a roofing quote?

Send this: Please confirm the measured roof in squares, the pitch, the shingle brand and line, and how many layers you will tear off. Does the total include underlayment, drip edge, flashing, ventilation, the permit, the dumpster and cleanup? What is your price per sheet of decking, and will you send photos before replacing any? Please add the payment schedule and both warranties.

Pay a deposit only against a written scope. Get both warranties in writing: the manufacturer's on the shingles and the roofer's on the workmanship, with how long each runs and who comes out if the roof leaks.

Frequently asked questions

What is a roofing square?

A square is 100 square feet of roof surface. Roofers measure, price and order materials by the square.

Can a new roof go over the old one?

Sometimes. A layover skips tear-off, but it hides the deck, adds weight, and building codes limit how many layers a roof can carry. Ask why it's being offered and whether the shingle maker's warranty covers it.

Do I need a permit to replace a roof?

Check with your city or county building department. Where one is required, ask the roofer to pull it and put the fee in the quote, so passing the final inspection is on them.
