Interior painting cost estimator
HomeGuide puts interior painting at $1–$3 per square foot of painted surface and $350–$850 for a bedroom, checked October 2026. Measure walls, not floors: a 12 × 14 bedroom has 168 sq ft of floor but about 416 sq ft of wall with 8-foot ceilings, before doors and windows. Price ceilings, trim and doors as their own lines, and price prep only after you’ve seen the walls.
Price a paint job
Starting point: $2.00 per sq ft. Wall and ceiling surface, per sq ft (US guide): $1.00–$3.00 per square foot of surface. Our midpoint of that range, rounded to cents. Price per square foot of painted wall or ceiling surface. HomeGuide: interior painting costs, checked 2026-10-15.
Extras, travel and minimum
Use wall or paintable surface area, not floor area, unless your rate explicitly uses floor area. State coats, preparation, trim and paint supply in the quote.

How much more for ceilings and trim?
Bold Coat in Chicago prices a 12 × 14 bedroom at about $770 for walls only and $1,070 with the ceiling, materials included, so the ceiling adds $300. Over a 168 sq ft ceiling that’s about $1.79 a foot, inside HomeGuide’s $1–$3 surface range. Rolling overhead is slower than a wall and needs more masking and drop cloth, so don’t price a ceiling as if it were a fifth wall.
Trim is where painting quotes lose money. Cutting in baseboards, casings and crown is slower per foot than rolling a wall, and enamel wants a light sand between coats. A walls-only price that promises to “touch up the trim” can cost you an extra day. Price trim on its own line, by the room or the linear foot, or exclude it in writing.
How do you price prep and patching?
As its own line, after you’ve seen the walls. Filling nail holes and a light sand belong in the base rate; patching cracks, skim-coating, wallpaper removal and priming water stains don’t. A dark-to-light color change usually needs primer and two coats, so price the extra coat as labor and paint. Write the number of coats on the quote; it’s often where two painters’ quotes differ.
Should you price painting by the room or by the square foot?
By the room for ordinary bedrooms, bathrooms and offices; customers understand it and you can quote from a walkthrough. Measure wall area for anything tall, open-plan or oddly shaped. HomeGuide’s living-room range is wide for exactly that reason, $600–$2,000, because vaulted ceilings, stairwells and big openings change the work more than the floor size does.
Floor-area pricing, $3–$7 a square foot in HomeGuide’s guide, is quick for a whole-house number on the phone but blind to ceiling height: a room with 9-foot ceilings has more wall than the same room at 8 feet. Use it to give a budget, then measure before you commit to a price.
Example: two bedrooms, walls and ceilings
Two 12 × 14 bedrooms with 8-foot ceilings have 832 sq ft of wall and 336 sq ft of ceiling, 1,168 sq ft in all. Two painters working ten hours each at $30 an hour cost you $600. Add $180 for paint and supplies and $60 for patching materials: $840. At a 30% margin, $840 ÷ 0.70 = $1,200, or $600 a room. That’s inside HomeGuide’s $350–$850 bedroom range, but only $1.03 a square foot of surface, the bottom of its $1–$3 band, and $470 a room under Bold Coat’s Chicago walls-and-ceiling example.
Frequently asked questions
Should the customer buy the paint?
You can allow it, but supplying it yourself keeps the finish under your control and lets you charge for it. If the customer buys it, price your labor the same and say on the quote who pays for an extra coat when the paint covers poorly or the sheen is wrong.
Do painters charge extra to move furniture?
Moving furniture to the middle of the room and covering it is part of a normal room price. Emptying the room, taking down shelves, curtains and TV mounts, or moving a piano is not. Say on the quote what the customer clears before you arrive, and price the rest as prep.
How do I answer a customer with a cheaper painting quote?
Put the quotes side by side on what changes the price: coats, primer, ceilings, trim, doors, patching and the paint line. The cheaper one often leaves something out. If yours covers the same work and still costs more, offer a smaller scope, walls only or one room fewer, rather than cutting your rate.
