My Carpet Master in Dallas–Fort Worth sells a three-room basic package for $169, and EK Carpet Cleaning in Chicago charges $48 per room up to 150 sq ft, with a $110 visit minimum. How big is a room on a carpet cleaning price list?
As big as that price list says, so ask before you count. EK Carpet Cleaning in Chicago charges $48 per room for rooms up to 150 sq ft and $68 per room for rooms up to 250 sq ft. An open living and dining area can count as two rooms, and hallways and landings may be priced on their own. Priced by area instead, HomeGuide's square-foot rate puts 600 sq ft at $150–$300.
Measure each room's length and width and send the sizes with the room list. Ask which furniture the crew moves and which pieces they clean around, like beds, dressers and a piano.
What should carpet cleaning include?
The rooms by name, the method (hot-water extraction or a low-moisture clean), vacuuming first, pretreating traffic lanes and ordinary spots, and moving light furniture. Rugs, upholstery and stairs are separate lines unless the quote names them. EK prices a staircase of up to 14 steps at $45, with landings and extra steps added on.
Pet urine treatment, deodorizer, carpet protector and heavy-soil work are the common add-ons. Ask the price of each before it goes on, and decline any you did not ask for. Bleach spots, dye stains and old rust marks may not come out with any treatment, so ask the cleaner to tell you before charging for one.
How do a room rate and a package price compare?
Price the same rooms both ways. Three standard rooms at EK's $48 come to $144, while one room alone is billed at $110 because of the minimum. My Carpet Master's three-room basic package is $169 and four rooms are $200, so the fourth room adds $31. A package price is the total for the booking.
Packages have room-size limits too, so check your largest room against them. When an ad says three rooms for one price, ask in the same message about hallways, stairs and the biggest room it covers.
What should I ask before the carpet cleaner arrives?
Send this with photos: Please quote cleaning [rooms, with rough sizes], plus [stairs and the number of steps] and [the hallway]. The photos show [pet stains, worn traffic lanes]. What does the base price include, and what would stain or odor treatment add? Do you move furniture? What is your visit minimum, and how soon can we walk on the carpet?
If furniture moving is not included, vacuum, pick up small items and clear the floor before the crew arrives. Point out loose seams or carpet that has pulled off the tack strip, so they are noted before cleaning starts.
Frequently asked questions
How long does carpet take to dry after cleaning?
Ask for the drying time for the cleaner's method; hot-water extraction leaves more moisture in the carpet than a low-moisture clean. Ceiling fans, the HVAC fan and open windows in dry weather all shorten it.
Is steam cleaning the same as hot-water extraction?
Yes. Steam cleaning is the everyday name for hot-water extraction: hot water and cleaning solution are sprayed into the carpet and pulled back out with strong suction.
Will carpet cleaning remove pet urine smell?
Odor near the surface often comes out with an enzyme treatment. When urine has soaked into the pad or the subfloor, the smell can come back after cleaning, so ask whether the cleaner treats the pad or recommends replacing that section.
